Great Suffolk Yard

Great Suffolk Yard transforms a cluster of former industrial buildings in south east London into 7,623 m² of high-quality commercial office space.

The scheme combines the demolition and replacement of three existing structures with the sensitive refurbishment and vertical extension of the remaining building, all arranged around a new central courtyard.

Three buildings were demolished and replaced with a new basement and six-storey reinforced concrete frame. Axiom Structures designed an exposed reinforced concrete flat slab with column spacings exceeding 7.5m throughout – eliminating downstand beams, preserving full floor-to-soffit height, and giving the architect complete freedom in partition layout.

In the retained buildings, Axiom Structures engineered a three-storey vertical extension plus plant space above an existing two-storey – requiring throughout assessment of existing foundations, targeted strengthening, and a lightweight steel frame designed to minimise additional load transfer into the retained fabric below.
